Council secures deal to take control of Liverpool 8 properties

Liverpool City Council has reached an agreement with West Tree Estates that will secure the return of properties on Ducie Street and Jermyn Street to the Council – creating a fresh opportunity to deliver high-quality homes and lasting improvements for the local community.

It also unlocks the development potential of land at Rosebery Street and secures the future of number 143 Granby Street.

The agreement reached with West Tree Estates follows a lengthy period of negotiation and hard work by all parties that ends uncertainty surrounding the sites and allows the Council to move immediately to plan practical, community-focused interventions.

Under the settlement, Liverpool City Council and West Tree Estates have resolved all outstanding disputes relating to properties in the L8 area and agreed terms that return the properties to the Council.

The immediate next steps taken by the Council will see the site secured with hoardings, the removal of a self-seeded and diseased tree, along with the clearance of fly-tipping.

Following that, there will be detailed inspections and engagement with residents, community groups and partners. The aim will be to agree the best route to deliver affordable, good-quality homes together with improvements to the public realm – at the earliest opportunity.

The Council and West Tree Estates issued a joint statement on the agreement:

“Liverpool City Council and West Tree Estates Limited are pleased to report that after lengthy negotiations they have resolved all of their outstanding disputes relating to various properties in the L8 area. The terms of settlement remain confidential to the parties but include the withdrawal of the forfeiture notices served by Liverpool City Council and the voluntary formal surrender of various leases by West Tree Estates Limited to Liverpool City Council. This agreement is in full and final settlement of all claims between the parties. West Tree Estates Limited wishes the local community well for the future.”

The Council will initiate phased options for redevelopment with a focus on transparency, sustainability and meeting local needs. Progress will be delivered at pace to ensure early delivery of positive outcomes. Liverpool City Council looks forward to working closely with residents, community groups and local partners to create family homes, and cleaner and safer neighbourhoods.
